A Technical Review of Tenant’s Alterations

If one of your tenants is planning on undertaking alterations work to your property and the works are subject to your prior approval, it would be prudent to appoint a Chartered Building Surveyor to undertake a technical review of the proposed alterations and highlight any risks to your asset.

WGM’s tenant alterations service can be split into 4 stages:

  • Desktop Review (so we can jump on instructions immediately);
  • A Technical Review Report of the proposed alterations (including recommendations on the reinstatement provision within the licence);
  • Monitoring the tenant’s works on behalf of the landlord;
  • Final sign off and agreeing documents which are to be appended to the licence.

There are a number of things which can go wrong for a landlord in terms of tenant’s alterations, including;

  • Structural issues / overloading as a result of the works;
  • Negative impact on the EPC;
  • Bespoke alterations and generic reinstatement provisions potentially leaving the landlord with no option but to retain the alterations at lease end;
  • Alterations not complying with planning & building regs;
  • Disruption to your neighbouring tenants and public;
  • The tenant not appointing a suitable project team and compromising health & safety and quality.
