Project Completion
WGM were instructed to commission a Schedule of Condition and Pre-Lease Survey on a 169,000 sq.ft industrial premises in Wolverhampton on behalf of the incoming tenant. A Schedule of Condition serves as a timestamp on the condition of a property at a specific point in time. With regard to dilapidations, the Schedule of condition is used to outline the condition of the property at the start of the lease and therefore dilutes the tenant’s repairing (and sometimes decorative) obligations.
A Pre-lease survey, conducted by a Chartered Building Surveyor gives advice to a potential tenant regarding the condition of a property and highlights potential issues and liabilities if the tenant was agree to occupy the premises. It provides advice on how to limit any potential dilapidations liability and goes hand in hand with the schedule of condition.
